{"id":480,"date":"2013-01-09T04:45:57","date_gmt":"2013-01-09T10:45:57","guid":{"rendered":"http:\/\/www.travway.net\/?p=480"},"modified":"2013-01-09T04:45:57","modified_gmt":"2013-01-09T10:45:57","slug":"lousy-rental-upkeep-part-1","status":"publish","type":"post","link":"https:\/\/travway.net\/index.php\/2013\/01\/09\/lousy-rental-upkeep-part-1\/","title":{"rendered":"Lousy Rental Upkeep (Part 1)"},"content":{"rendered":"<p>We do not live in a rental anymore. \u00a0Just a sec, I wanted to relish that for a moment.<\/p>\n<p>Ok we&#8217;re good now.<\/p>\n<p>Have you ever had issues getting your landlord to maintain your apartment, house, or living arrangements? \u00a0Read on.<\/p>\n<p>We had issues with our apartment complex here in Boone. \u00a0To sum it up, we choose this complex because it was probably the most complete with all appliances within the unit itself. \u00a0Oddly enough we had issues getting problems resolved.<\/p>\n<p>So if you have had maintenance issues, write a letter similar to this one.<\/p>\n<p>(edited for privacy reasons)<\/p>\n<p>&nbsp;<\/p>\n<p><em>Date: 3\/1\/2006<\/em><\/p>\n<p><em>To:\u00a0Corporate\u00a0name of the then management company<\/em><\/p>\n<p><em>From: Travis Blubaugh, (Country Club Village Boone, IA; 4E)\u00a0<\/em><\/p>\n<p><em>\u00a0<\/em><\/p>\n<p><em>T &amp; M (Rental Property Managers),<\/em><\/p>\n<p><em>Attached to this letter is the rent due for March 2006.\u00a0 By cashing this check (#1771), [name of management company] agrees to the following terms and acknowledgements;<\/em><\/p>\n<ul>\n<li><em>Shortly after possession (11\/7\/2005), [name of management company]\u00a0Onsite Tech (M) was notified that the front door had a major weather stripping problem.\u00a0 Roughly two weeks later, M added a piece of weather stripping to help this problem, but not completely correct the problem.\u00a0 M indicated that he would need to order parts to complete.\u00a0 On 1\/28\/2006, tenant called to find status of weather stripping repair on front door.\u00a0 It was indicated by M that parts were on order and he was waiting on parts.\u00a0 A follow-up call was placed on 2\/16\/2006, only to receive the same status.\u00a0 Another call was placed on 2\/28\/2006, and M indicated that the hold up was home office and that he could not purchase locally because he did not have an account with local businesses.<\/em><\/li>\n<li><em> Other issues are beyond the scope of this letter.<\/em><\/li>\n<li><em>[name of management company]\u00a0is at fault for not completing necessary repairs with reasonable promptness (Dwelling Unit Rental Agreement, Sec 8 Article A:5)<\/em><\/li>\n<li><em>[name of management company]\u00a0will make the necessary repairs requested by the tenants of 4E by <b>March 17, 2006<\/b><\/em><\/li>\n<li><em>If [name of management company]\u00a0does not comply and make the repairs requested by tenant by the above mentioned date, <b>[name of management company] agrees to<\/b>:<\/em>\n<ul>\n<li>Allow Tenant to fix repair<\/li>\n<li>Allow Tenant to deduct cost of supplies and parts necessary to correct problem, as well as time from the rent check of April 2006.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><em>\u00a0<\/em><\/p>\n<ul>\n<li><em>If\u00a0[name of management company] does comply by above date, then the full rent amount as agreed upon in the Dwelling Unit Agreement will be paid for April 2006, and a copy of this letter is requested to be placed in the tenants (4E) office file.<\/em><\/li>\n<\/ul>\n<p><em>\u00a0<\/em><\/p>\n<p><em>\u00a0<\/em><\/p>\n<p><em>Sincerely,<\/em><\/p>\n<p><em>Travis Blubaugh, 4E<\/em><\/p>\n<p><em>\u00a0<\/em><\/p>\n<p><em>Attch: Rent check #1771<\/em><\/p>\n<p><em>CC: \u00a0 \u00a0 \u00a0[name of management company] President,\u00a0[name of management company], maintenance director,\u00a0[name of management company] zone director, name of a lawyer I know (just for added effect)<\/em><\/p>\n<p>As it turned out, they denied these terms but we got a brand new door out of the deal. \u00a0I know that I wrote another letter regarding grounds keeping which I will try to find. \u00a0If not I know that I still have our letter of intent to leave which I plan to post.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>We do not live in a rental anymore. \u00a0Just a sec, I wanted to relish that for a moment.
