Have you ever had issues getting your landlord to maintain your apartment, house, or living arrangements? Read on.
We had issues with our apartment complex here in Boone. To sum it up, we choose this complex because it was probably the most complete with all appliances within the unit itself. Oddly enough we had issues getting problems resolved.
So if you have had maintenance issues, write a letter similar to this one.

T & M (Rental Property Managers),
Attached to this letter is the rent due for March 2006. By cashing this check (#1771), [name of management company] agrees to the following terms and acknowledgements;
- Shortly after possession (11/7/2005), [name of management company] Onsite Tech (M) was notified that the front door had a major weather stripping problem. Roughly two weeks later, M added a piece of weather stripping to help this problem, but not completely correct the problem. M indicated that he would need to order parts to complete. On 1/28/2006, tenant called to find status of weather stripping repair on front door. It was indicated by M that parts were on order and he was waiting on parts. A follow-up call was placed on 2/16/2006, only to receive the same status. Another call was placed on 2/28/2006, and M indicated that the hold up was home office and that he could not purchase locally because he did not have an account with local businesses.
- Other issues are beyond the scope of this letter.
- [name of management company] is at fault for not completing necessary repairs with reasonable promptness (Dwelling Unit Rental Agreement, Sec 8 Article A:5)
- [name of management company] will make the necessary repairs requested by the tenants of 4E by March 17, 2006
- If [name of management company] does not comply and make the repairs requested by tenant by the above mentioned date, [name of management company] agrees to:
- Allow Tenant to fix repair
- Allow Tenant to deduct cost of supplies and parts necessary to correct problem, as well as time from the rent check of April 2006.
- If [name of management company] does comply by above date, then the full rent amount as agreed upon in the Dwelling Unit Agreement will be paid for April 2006, and a copy of this letter is requested to be placed in the tenants (4E) office file.

As it turned out, they denied these terms but we got a brand new door out of the deal. I know that I wrote another letter regarding grounds keeping which I will try to find. If not I know that I still have our letter of intent to leave which I plan to post.
